As with ‘Old’ Santa Monica, the early development of Venice proceeded quickly and most of the buildings in the area date from the 1930’s and before with the exception of modest tract home developments from the 1940’s and 50’s to the east of Lincoln Blvd. and in the south part of town by Marina del Rey. Eclecticism is the rule in the older neighborhoods with vintage vacation cottages and Craftsman homes, mid-century tract houses, and the most cutting-edge, modern designs all on the same block. Also like Santa Monica, there aren’t as many homes available for under $1M as there used to be, but prices much in excess of a couple of million dollars are uncommon anywhere but right on the sand.

Venice is probably the most mysterious, most misunderstood, and perhaps most popular of L.A.’s beach towns. Venice has been featured in numerous movies and TV shows from Starsky and Hutch to Baywatch and the Venice Boardwalk is a wild marketplace of outrageous performances, products, and people that draws huge crowds in the summertime second only to Disneyland. Venice also has a well deserved reputation as an artists community and has one of the hippest chic shopping destinations in the city on Abbot Kinney Blvd. However, the neighborhood has been gentrifying rapidly and many long-term residents can no longer afford to live there.
Venice is part of Los Angeles, but was originally attached to Ocean Park which is now part of Santa Monica. It was built at the turn of the last century by developer Abbot Kinney who created “Venice of the Americas’ with over 16 miles of canals, housing tracts, and a downtown area complete with gondolas and Venetian arcades (several of which can still be seen.) Only six of the original canals survive today as the Venice Canals which is one of the most unique places to live in all of Los Angeles. The popular ‘Walk Streets’ also date from this period.

Surprisingly, sales of single-family homes in Venice continued to trickle in throughout the first two years of the housing crisis and prices only dropped 10% to 15% from a high of almost $1.5M in the spring of 2009. Inventories have held remarkably constant over last three years though many distressed properties started moving in the summer and fall of 2010 bringing prices down another 10% to 15%. The greatest total loss of value was in the spring of 2010 at around 25% to 30%. House sales have been increasingly strong since then and the average price has rebounded 20% to around $1.3M from the low of $1M a year ago. This is a better than 50% return to the previous high and we’re hoping the real estate market in Venice will continue to perform in 2012.

Venice has a large and growing number of condominiums for sale. There is a wide variety reconditioned and newer buildings of every description including luxury units on and near the sand and contemporary loft style complexes with amenities. There is also everything else in between from the funky to the sublime, including older properties within blocks of the beach.
Venice usually has a fair number of multi-unit income properties for sale at any given time, but most of them date from the turn of the last century to the 1960’s and 70’s. It’s unlikely that many more will be built in the future because much of Venice has low-density residential zoning which favors condo development. Though larger multi-story mixed use properties seem poised to become commonplace along Venice’s thouroghfares, the supply of less ambitious muli-unit income properties here may be fixed and diminishing.
