Pacific Palisades is in the foothills of the Santa Monica Mountains by the ocean where they give way to the city and turn eastward to become the Hollywood Hills. Actually a part of Los Angeles, much of Palisades was first developed as an enclave during the Golden Age of Hollywood where Sunset Boulevard winds its way westward past Will Rogers' old estate. This is clearly reflected in the Moorish and Mediterranean character of the older homes in the area and the Village which is a chic shopping district in the heart of the Palisades. On the whole, Pacific Palisades still has enough open spaces to to keep things feeling natural even though its in the city.
Many of the older homes from Sunset Blvd. down to the bluffs overlooking the beach enjoy spectacular views from Palos Verdes and Catalina to Malibu. There are also plenty of homes from the period in other traditional styles as well... from Colonial and Georgian, to Tudor and Chateau.
The undeveloped gaps on the bluffs and lower hillsides were largely filled in by later post-war tract developments of three and four bedroom homes featuring Ranch and other more modern styles of architecture. These properties are generally a lot less expensive than the larger, vintage' properties. Homes of this type can also often be found with more than acceptable views.
There are also residential tract homes with extraordinary views from the 1950's and 60's on the sheerer hillsides by the Pacific Coast Highway and up some of the canyons around Palisades Village.
Scattered developments of progressively newer, larger homes have also continued to fill in the gaps and move farther up the hill sides since. A number of serious estates have been built in the Palisades as well, perhaps most famously along Sunset Boulevard.
Santa Monica Canyon is forms the border between the foothills of Pacific Palisades and the flat shoreline bluffs of Santa Monica to the south. Unlike the rest of the rest of Palisades, the older areas here date back to the beginning of the last century and an eclectic mix of homes line the contours and dells of the canyon which has it's own distinct personality.
Pacific Palisades is a vibrant, close knit community with a lot to offer prospective home buyers. Properties here are priced more than reasonably in comparison to the values in Beverly Hills and Malibu. Even better... you get a little of both.

The Pacific Palisades is a less known part of Los Angeles by the sea just north of Santa Monica that offers everything from modest suburban houses to larger luxury properties and estates with spectacular views of both the city lights and Santa Monica Bay. This vibrant coastal community was once home to many of Hollywood’s elite and the older parts of town including ‘the Village’ on Sunset Boulevard date to the early part of the last century. As such, Pacific Palisades features a bounty of Mediterranean & other traditional styles along with some stunning examples of newer architecture. The area enjoys easy access to Beverly Hills, West L.A., and Santa Monica and prices on higher end properties tend to be more competitive than those in some other parts of town. You also still get the taste of the sea in every breath and the feeling that you've somehow gotten away from it all in the middle of the city.
